Welcome to the Academy Hill Phase IV Maintenance Corporation Website!



Academy Hill Phase IV is a beautiful community surrounding the historic 8.5 Acre Chestnut Hill Iron Pit Preserve near the education capital of Newark, Delaware. Our phase contains 54 homes, a large, picturesque pond and a kiddie park set among slowly winding streets.

The Academy Hill Phase IV Maintenance Corporation is formed to provide that all private space and common facilities within Phase IV are maintained in accordance with New Castle County Code and to perform all other duties allowed by law as provided for the Corporation under the Maintenance Declaration (see Governing Documents).  Every homeowner in Phase IV is a member of the Maintenance Corporation.  Our primary responsibilities are to maintain the common areas through grass cutting, mulching, and grooming; maintain the retention pond in good working order to the standards set forth by New Castle County; and to salt and plow the roads during snow events.  An Ad Hoc Committee of the Board also reviews and approves/disapproves requested changes to properties according to the Declaration of Restrictions (see Governing Documents).

To see the locked pages, you have to create a password for yourself.  Once you log in, you can also update your personal info, such as cell phone, correct name spelling (I could have typed something wrong), or change your email if you prefer one of your other accounts.  To do this, go to the Member Settings tab under your name in the upper right corner.  You can also choose to hide your email or cell phone number from the member directory under the Privacy tab.  (This will not affect you getting email blasts from the web administrators).  If you do not want to be listed in the member directory, you MUST notify the website administrator ([email protected]) to be removed.  If you are removed, you will not have access to the locked pages and will not receive any communications from the website.
